A concrete contractor in Arlington that puts prep first
I'm the owner, and I spent my twenties in restaurant kitchens before I switched to concrete. A good dinner service depends on the prep you did that afternoon, and a slab is the same, because the base and the drainage decide how it holds up.
I learned the trade pouring flatwork, the driveways, walks and patios that sit right on the ground, on crews around Northern Virginia. Then I started Mainstay Arlington Concrete Construction here. We're fully licensed and insured, and there's more about us and how we work.
I come out to look at every job myself, and our crew does the forming, pouring and finishing, usually with me on site. Most of our calls come from homeowners, plus some small property owners with a lot, a walk or a wall that needs work, in Arlington and the cities around it.

Concrete driveway building
We dig out soft ground, pack a firm base and slope your new driveway away from the house, so rain runs off instead of pooling by the garage.

Concrete patio construction
Want room for a grill and a table? We size the patio slab to your yard and give it a broom finish, a brushed texture for grip.
- Learn more about Stamped concrete services
Stamped concrete services
Stamped concrete is pressed with a pattern and color while it's still soft, so a patio or walk can look like stone or brick but stay one slab.

Concrete sidewalk building
Front walk heaved or catching toes? We replace it on a packed base, with control joints, shallow cuts that give cracks a straight place to form.
- Learn more about Garage floor concrete
Garage floor concrete
We pour garage floors that carry cars and storage and fall gently toward the door, so melting snow runs out instead of sitting.
- Learn more about Decorative concrete
Decorative concrete
Decorative concrete covers color, exposed stone and patterned borders on new slabs, for owners who want more than plain gray without switching to pavers.
- Learn more about Concrete retaining walls
Concrete retaining walls
When a slope keeps washing into your yard or driveway, we build a concrete wall on footings with drainage behind it, so water has somewhere to go.
- Learn more about Concrete floor installation
Concrete floor installation
We install interior concrete floors for basements, workshops and small commercial spaces, poured over a prepared base and finished smooth or ready for flooring on top.
- Learn more about Concrete pool decks
Concrete pool decks
What makes a good pool deck? A textured surface for wet feet and a slope that carries splash water away, which is how we build ours.
- Learn more about Concrete steps construction
Concrete steps construction
Steps get used daily, so we form every step to an even height and reinforce them with rebar, the steel rods that hold concrete together if it cracks.
- Learn more about Slab foundation building
Slab foundation building
A slab foundation is the poured base under an addition, garage or shed, and we set it on a packed subgrade, the soil it rests on.

Building an addition or a new structure? We dig, form and pour the foundation it stands on, laid out to the plans you're building from.
- Learn more about Concrete parking lot building
Concrete parking lot building
For small property owners, we build concrete parking lots graded so rain runs where it should and poured thick enough for the traffic they carry.

Concrete footings
Footings are the buried concrete pads under a deck, porch, wall or addition, and we dig and pour them to the size the job's plans call for.

If part of your house or slab has sunk and doors stick or cracks widen, we find out what moved and raise it back toward level.

Common questions about concrete work
How much does a new concrete driveway cost in Arlington, VA?
The price depends on the size, how much old concrete has to come out, how much digging and base work the ground needs, and the finish you pick. I'll walk your site and give you a free written estimate that lists what's included. Our concrete driveway building page goes into more detail.
Why are some concrete quotes so much cheaper than others?
Usually the cheaper quote skips the base work, raking the dirt level and pouring on top instead of digging out soft soil and packing a firm base. You can't see the base on day one, which is why it gets cut first, and it's often why a slab settles and cracks later. Ask every contractor to write out the base, the tear-out and the haul-away so you're comparing the same job.
How long before I can walk or drive on new concrete?
You can walk on it well before you can drive on it, because concrete keeps hardening for weeks while it cures, the slow strengthening it needs before it carries weight. The exact wait depends on the slab and the weather, so our care notes tell you when to walk on it, when to drive on it and how to treat it that first winter.
Does a concrete contractor need a license in Arlington, VA?
Yes, the state Board for Contractors licenses businesses that build, repair or improve on property owned by others, and Arlington County says contractors must register with the county too. The county also says a contractor working on a project there likely needs a county business license. We're fully licensed and insured.
Do you remove the old concrete before pouring a new slab?
When the old slab has to go, yes, and your written estimate says plainly whether the tear-out and haul-away are included. After it's out, we dig out soft soil and pack the base before the forms go up, because pouring over the old dirt is how a new slab ends up sinking like the last one.
Do you guarantee your concrete work?
Our work is backed by our satisfaction guarantee. Beyond that, the best protection is what happens before the pour: a packed base, a slope that sends water away from your house and joints cut on time.
Will my new concrete crack like the old one did?
Concrete can still crack, but most of the cracking people call us about comes from a soft base, poor drainage or missing joints, and those are the parts we put the time into. We cut control joints, shallow grooves that give the slab a straight line to crack along, so any crack usually follows a line we chose. Pour timing matters too, since a slab poured in midday heat can end up with a weak, dusty top.
Do I need a permit for concrete work in Arlington, VA?
It depends on the job, so we check before any work starts. Arlington County issues residential building permits for work like new buildings, additions, exterior alterations and pools, and a separate right-of-way permit is needed when work blocks or narrows a traffic lane or curbside parking. If your job needs a permit, we handle the application with the county or city office that covers your address.
